1. Walk through



When preparing your home for the market, it's important to consider minor adjustments to the overall presentation of your home in order to attract potential buyers. Small things like de-cluttering can end up making a big difference in the quantity and quality of potential offers.



Our team provides a thorough walk through and evaluation of potential points of improvement to increase your likelihood of a getting the right bid. We even lightly stage vacant homes at no cost to our sellers.








2. Paperwork





At this stage you should expect to complete paperwork including the listing and other disclosures to officially put your home on the market. We walk you through this process every step of the way.








3. Pictures/Visual Tour



Take good photos and lots of them. The average number of photos that's effective are at least 25 or more. Visual tours and aerial drone shots can also add a nice touch to the online presence of your home.








4. Lockbox





Seller and buyer schedules may not always align, making it difficult to show your home if you are not physically present to open the door. Lockboxes offer a secure and easy way for Real Estate agents and their buyers to view and present your home while you're away. We provide these complementary to our sellers.





For security purposes, our lockboxes are designed to notify our team right away when anyone enters your house.






5. Post to the world





We will add your home to the local MLS and countless sites on the internet for the utmost exposure including:



  • Zillow

  • Realtor.com

  • Trulia

  • All secondary MLS posting sites









6. Marketing





Marketing is a key component to getting a good pool of potential buyers Our team works with your to market your property through online market, Realtor®ï¸ Home Tours and much more.








7. Contract





Reviewing and deciding on the right contract is one of the most important steps in the selling process. It's important to have an experienced Real Estate agent to review the terms of the contract and advise on the next steps. Rest assured that when a contract is received, our team we will negotiate the best price and terms for you.  








8. Escrow





Once the terms of the contract are finalized, the buyer takes their earnest money to the title company and will ‘open escrow’.  This will start a file at the title company to start the process.








9. Book the moving truck, for FREE!





When using our preferred title company in combination with our services, the moving truck is provided at no cost to you (local moves only).  We can provide boxes and packing material if needed. Another worry gone!








10. Inspections 





The contract allows a limited period of time for a buyer to order any inspection that they choose, at their cost. Some of these inspections might be a full property inspection, termite, pool, AC or roof inspections.  If repairs are needed and agreed upon, we have many preferred vendors that can fix things for you for a reasonable price.








11. Appraisal  





An appraisal is an opinion of value of your home according to the bank that the buyer is obtaining the loan from. After inspections are completed and repairs are agreed upon, the buyer will order an appraisal (unless paying cash). The appraiser will contact us directly to gain access, at which time we will provide requested information and/or comparables.








12. Document creation





The title company/lender will need time to create documents for you to sign. These documents consist of, but not limited to, warranty deed, settlement statements, HOA documents and title company disclosures.








13. Signing





A deed signing will be scheduled where funds will be wired to correct parties, and not to worry, we’ll be right by your side. Unfortunately this is not so common. On average, only 2% of Real Estate agents attend their clients signings. 





We want you to feel comfortable with your documents from beginning to end. No exceptions.








14. Recording





The signed deed will be recorded at the county recorder’s office which changes the ownership from the you to the buyer.






15. Keys





Once the deed is recorded, it's time to transfer the keys. Our team coordinates the delivery of all keys, remotes, etc. with the buyer’s agent (exact time is unknown until day of closing).








16. Continued Support







Even after closing, we are here to assist you with any other vendors you might need, finding another home if needed or any other item you may need help with.
